MIZ has the potential to generate a recurrent, sustainable supply of social and affordable housing without the need of Government funding.
In Australia, MIZ has not had broad application due to high complexity, application only at a local government level and a lack of consistency and clarity in it’s application.
Since 2020, The Constellation Project and Community Housing Industry Association (CHIA) have been working collaboratively to lead the development of the MIZ National Framework. The approach brought together key players from across the housing and homelessness system, with contributions from over 60 participants across the national housing and homelessness landscape.

Mandatory inclusionary zoning occurs when a specified affordable housing contribution is required as a condition for development consent on a market housing (or other) project. It is sometimes known as “mandated affordable housing outcomes”, an “affordable housing contribution scheme” or, more simply, “value sharing”.
